At Coleridge Construction, we use Co-Construct, an online project management software that our clients love! It’s a centralized platform, ensuring that everyone is on the same page while reducing the chances of miscommunications and forgotten information or commitments.

We aim to keep projects within budget through meticulous planning, strong relationships with our trade partners, and clear reporting and documentation. Our approach emphasizes transparency and honesty, meaning we openly communicate with our clients if any adjustments need to be made and work together to find solutions.

Your Project Manager will be your primary point of contact throughout the entirety of your project. They will oversee all construction-related matters, address any questions or concerns you may have, and conduct weekly client meetings to keep you informed about the progress. Additionally, you can use Co-Construct (our online client portal) to access the entire project team. For any financial inquiries, our office manager will be readily available to assist you.

You will have weekly site meetings, regular online updates, and a schedule that is accessible 24/7 within Co-Construct (our handy client portal and communication tool).

Our process includes providing clear updates on budgeting and scheduling adjustments as changes to scope are made. Additionally, we’ll offer recommendations and guidance for each decision, helping you make informed choices that align with your vision for the project.

We handle all aspects of permit acquisition for your project, ensuring a smooth and hassle-free process for you. During the preconstruction phase, our team thoroughly reviews project plans, engineering, geotechnical, and any other requirements to identify all necessary permits and approvals. From there, we take care of all the paperwork and applications, ensuring compliance with all city requirements. You can trust us to navigate the permit process efficiently, allowing you to focus on other aspects of your project with peace of mind.

We strive to offer flexibility and transparency in our payment process. Typically, we invoice every two weeks for the costs incurred during that period of work. However, we understand that different clients may have different preferences, so we’re open to discussing alternative payment structures. Before finalizing our contract, we’ll set clear expectations together regarding payment schedules to ensure alignment and transparency throughout the project.

Absolutely. Prior to starting your project, we provide a very detailed scope of work, along with a comprehensive project schedule with clear start and completion dates. We also provide an 8-10 page contractual term booklet that we review with you to ensure full understanding before the project’s commencement. This document lays out clear expectations from our team and your responsibilities as a homeowner.

We recommend using our trusted team of subcontractors. Over the years, we have carefully curated a network of reliable professionals whom we know, like, and trust. This approach ensures optimal scheduling, superior quality of work, competitive pricing, and a clear path to a successful renovation. While we fully understand and appreciate your desire to involve friends or family members in the project, we’ve found that it can sometimes introduce complexities that may disrupt an otherwise smooth and seamless process. With that said, we’re open to discussing exceptions to this rule on a case-by-case basis.

Not normally. While we appreciate your interest in supplying materials for your project, our standard practice is to provide all materials and fixtures ourselves. With that said, we’re open to discussing exceptions on a case-by-case basis. Please feel free to discuss your preferences with us, and we’ll work together to determine the best approach for your specific project.

Yes, we require a small initial deposit to secure your project’s slot in our schedule, along with any necessary deposits for materials and suppliers before commencing construction. Typically, this initial deposit amounts to approximately 10% of the total project cost. The exact amount may vary depending on the specifics of your individual project. We’ll discuss and clarify the deposit requirements with you during the initial stages of our collaboration.

The timeline for starting your project depends on its type and whether a permit is required. Generally, we can begin work approximately 4 months from the initial discussion if no permit is needed. However, if a permit is required, the timeline may extend to 9-12 months. If you’re eager to get started or have specific inquiries about your project’s timeline, we encourage you to give us a call. This is our most common question asked! We get it – budget is a significant concern for every homeowner. The cost of each project can vary greatly depending on the scope of work and project desires.
