How to make the most of your precious investment
Too many homeowners are missing out on opportunities to get the most out of their home. A renovation can significantly increase the value of your home. Here are my top eight.
1. Kitchen
It comes as no surprise that this would be our top choice. The kitchen is the hub of a home, and when you choose to renovate it you add instant value to your home.
2. Bathroom
A bathroom is another one of those rooms that date themselves. But with a quick renovated face lift, a bathroom can go from being a drape and boring place, to a room fill with personality and style.
3. Basement Suite
If there’s space available in your home for a suite, this is one of the quickest and easiest was to add value to your home. And you now get to benefit from the monthly income that will be coming your way.
4. Lighting
It doesn’t take to much effort to get an electrician in to switch out some old lights, for some with a more current and modern feel. And the benefits will be noticed. Whether it’s adding in some pot lights, or a new chandelier, these lights will instantly brighten up your room
5. Flooring
Often in a renovation the flooring needs to come out, and this is an awesome time to replace your current flooring with a hardwood. If you already have existing hardwood on your floor, see if it can be sanded and restained. If not replacing your old carpet or vinyl for hardware, adds a look that will stand the test of time.
6. Crown Molding
If your home currently does not have crown molding, this would defiantly be an area to consider. Crown adds a wow factor, a piece of elegance to a room. It is able to shape your room in, and in the same time causes your ceiling to appear higher because it draws your eyes upwards.
7. Hardware
Most people don’t think of hardware when they think to renovate, but if you are unsure about doing a whole kitchen renovation and just want to add a quick update to your home, the hardware is an easy answer. Just switching out your old door knobs, do a new bronze oiled color, or chrome, will add a splash a freshness to every room.
8. Paint
Paint is by far the easiest way to get the most bang for your buck. That’s because a fresh coat of
paint brings life back into a home. I don’t know about you but we have little kids, and after a couple of
years, the walls are covering in bangs, and dents from their rambunctious play. But with a quick coat of paint, we are back to looking fresh and new again.
If you can apply any of these eight changes to your home, I promise you will be impressed at how much more value you can add to your home. Even if you’re not selling, you can impress your guests by these changes.
